THE EASIEST MAJOR ASSET TO STEAL
IS EQUITY IN U.S. REAL ESTATE
Deed theft is the fastest growing organized crime, with losses likely to hit $21 billion in 2026.
Deed theft is the act of stealing equity in real estate by illegally transferring the title of a property or the equity therein, or by illegally commandeering the control of the earning capacity of the property.
The most common method of deed theft is the simplest. Thieves simply forge a new grant deed or quit claim deed on your property, forging your signature and a notarization of it, and record the fake deed at the county recorder or registrar of deeds of jurisdiction. It's fast, easy, and once filed, a nightmare to reverse.

Deed theft has almost always been mistaken for a civil matter when reported. Today's deed thieves are brazen, confident, often highly educated, organized international crime syndicates. They will steal your deed and then brazenly oppose your allegations, claiming you sold the property to them, or causing question enough by many other means so that law enforcement deems the fight a civil matter. Then you have to sue.
But in the mean time, the deed thief may very well have you thrown out of the property, co-opting law enforcement to physically handle the task. Then they sell or borrow against it, and disappear. Sound outrageous? It happens all the time. Some deed thieves have attacked the owners in other ways too, such as having the property owner declared incompetent by a judge who is in on the scam. Don't believe it? Go investigate what happed to the $5 million home that was used in the Cosby Show TV series.

The only remedy offered by authorities, government and the private sector is various kinds of title monitoring services. None of these will stop the act before recordation of the fake deed, however. And recordation is when the nightmare begins. The only true fix is prevention. Prevention is possible, and affordable, but it takes serious strategy and ability, not just monitoring.
Deedsafe™ by Motion Granted is something different, and far more effective.
Deedsafe™ obliterates deed thieves. In fact, if anything it may be overkill. This product, which I created 30 years ago, protects you with four major steps.
- Deedsafe™ disappears your equity, making it invisible to the databases used by these parasites. The thieves see only the property with no equity. Your equity remains, visible down to the penny, but visible only to you. Thus you are seldom considered for targeting.
- Deedsafe™ separates your equity from your deed, placing the equity also under your sole control, even if your deed is transferred. Thieves recording a false deed find themselves owning you more than the equity, plus interest. Deedsafe™ gives you the ability to foreclose on them, in most states without ever going to court, and in many states obtain judgement on them for interest above the value of the property.
- Deedsafe™ insures your equity position with a major national insurer. A theft on you becomes a theft on them. I liken it to having a rich, politically connected, 800 lbs. gorilla in your corner.
- Deedsafe™ exposes deed thieves for all to see, and can even assist with restoration of your credit if damaged by these cretins.
Deedsafe™ does all this and lasts as long as you want it, all at a one-time cost of probably less than one year's property insurance, and financing is offered too.
All this without preventing you from selling, refinancing, or passing the property on to legitimate heirs - in fact, it enhances these eventualities. Deedsafe™ protections can even be passed on to your buyers, heirs or other assignees, insuring their positions as well.
Deedsafe™ is world-class asset protection, made affordable and approachable for even the smallest real estate assets. It works like a charm, but only in advance. If you wait until they hit you, you're too late.
